Invest in SNOW business Dear Landlords Welcome to the September 2007 Newletter Landlord.co.uk now has over 14000 registered subscribers we sell and rent more property per landlord than most websites put together. The last few weeks have seen alot more property hit the estate agents sale boards but the demand is slow and not suprisingly with Interest rate rises followed by lower rental yields. So how do you beat it. Beat the Interest rates Interest rates will alsways rise and fall. The trick to beat them is shop around to get the best rates available and fix them if you want to. Mortage companies in the buy to let market are aggresivly competing for the business with billions at stake you can get some good rates and incentives to switch your mortgage. You can still get interest rates from 4.84% with no penalty to switch after the fixed term that is nearly discounted by 50%. The arrangment fees are other ways that buy to let mortage companies can get there money but again shop around you can be pleasantly surprised what is available. The economist are still pegging this years house rises to be at 9.6% at the moment but i cant see the real increase being anywere near that figure at the end of the year. My guess would be around 6% which is still pretty good considering market conditions. The problem is that in my opinion it is cheap money that has sustained the boom cheaper mortgage bigger house and now the pinch is stating to be felt by anyone who owes money. The US have had this problem with diminishing house prices and a massive debt fountain which in turn is pushing stocks around like a rubber ball, we have a rocky road ahead in the UK housing market. Landlords are always telling me that in there opinion the interest rates have peaked and will start to drop, In my opinion they may have peaked but the end of cheap money is here to stay for now. The UK newpapers are now reporting every day on some potential problem or crash. As did the US newspapers for 6 months wrote the same until the enevitable happend the housing market which had been rising at 10-20% per year took a dive into negative figures. There were problems with unscruplios lenders lending money to anything that had a heart beat but it was also down to the market factors that it is unsustainable. The UK markets arent facing such massive crisis but houses could start to drop. In my opinion they will but only to make a slight market correction the only thing that can tip the balance is nervous investors. Buy to let investments should be in it for the long term prices will rise prices will fall but ride the waves and dont panic, if all the landlords millions now in the UK panic, jump ship and sell then there will be a crash, a large crash. My advice is KEEP YOUR NERVE INVEST IN SNOW BUSINESS Investing in property is fun adrenaline filled pulse racing fix, well somtimes!!. With the UK housing market taking more hits than a boxing bought it is not surprising that most people are looking averseas. Overseas are proving a valuable investments with some great rents to be had . My hit list 1. Cape Verde these islands only 5 hours flight away with some serious developmnt happening should see some good results on the rental market with direct flights just stated and an all year potentail income they do look attractive 2. America WHAT!!! i here you cry the market is going down. Yes the market is dropping but i think it cant go down much more and now is the time to buy. You can buy a 4 bed house in florida 10 mins from Disney with pool and spa for $329000 dollars with a rental potential of £1000 per week peak season that is a good return shop around for some good properties on landlord.co.uk overseas section. My 3rd property hotspot is my personnal favorite as i have my own cabin here LAPLAND. Lapland is growing fast i have seen a 27% rise in my cabin alone in the last year along with the fact i have a job getting time to use my cabin due to always being booked it has turned out to be one of the best investments i have made, but there are some considerations. Location is key most of the cabins available are far out the problem with that is in the snow its not nice to walk half and hour to the supermarket. Buy close in, this gives another problem they are not on the market very long. The rental market in lapland is mainly to the Fins that travel up in the winter to Ski. The next is obviously British and US tourists in December to visit santa. The rental market rose by 22% last year and is still growing. For more info on lapland properties call Choose Lapland 01384 441710 who have some one bed (sleeps 4) cabins in one of the best locations in Yllas.
